Who is Charlie? How does this work?

Charlie is an intelligent assistant provided by your property manager, designed to answer a wide variety of questions relevant to your property. You can talk with Charlie via text message anytime day or night and receive nearly instantaneous responses. Charlie is powered by AI and is able to provide surprisingly helpful responses for your resident needs. Charlie can even submit maintenance requests!

How do I know this is legitimate? Will I get a lot of messages?

We think it’s smart to be asking this question! You may have been told about Charlie when you signed your lease or when your property began using Charlie. But if this service seems unfamiliar, we encourage you to inquire with your property management office. For the most part, Charlie will only send you messages when you initiate a conversation. In addition, you are able to opt-out of receiving messages anytime.

What sorts of things can Charlie help with?

Anything you would normally call a leasing office for! You will often be able to get a faster and more detailed response by simply texting Charlie. It’s like having the personal cell phone of the property manager and maintenance supervisor — imagine they were on-call to answer your questions anytime!

Maintenance Requests
How do I request maintenance?

Just send a text mentioning what needs to be fixed. Charlie will ask any relevant questions and then submit the request. If relevant, you can also send Charlie a photo of the issue.

What happens after I submit a request?

Charlie collects details, logs your request, and notifies the property team. You’ll receive updates as your request is processed. If your property has an online resident portal, you can also check the status of your request there.

Rent & Payments
Can I check my rent balance?

This depends on how your property management company is using Charlie! Just text “How much rent do I owe?” and Charlie will attempt to pull up your current balance. If it’s not possible right now, Charlie will let you know.

How do I pay my rent?

Charlie doesn’t process payments, so you will continue using your existing method of payment. As a convenience, Charlie can direct you to your property’s preferred payment portal.

General Questions
What if I need to speak directly to a property manager?

You can always call or email your leasing office directly as you normally would. As a convenience, you can also text Charlie and ask for someone to call you.

What languages does Charlie support?

Charlie supports over 60 languages, enabling clear communication regardless of your primary language. The easiest way to find out if your preferred language is supported is to simply text Charlie using that language.
